Unable to open or install HTML theme correctly.

Theme installation is pretty easy, but sometimes there can be an issue.

The file must be opened with a text editor only. If you use a browser or TextEdit(MacOSX), it will render the theme, and create an error.
 
The first line of the file should read: <!doctype html>
 
If you using TextEdit (MacOSX) you will need to tweak the settings to open the file with out formatting / messing it up: http://www.askdavetaylor.com/how_do_i_use_textedit_with_html_files_on_mac_os_x.html
 
To fix this we're going to have to change the Preferences, then quit and re-open the file. Fortunately, we'll only have to do this once on your Mac. Go to TextEdit > Preferences > Open and Save.
 
The key is the first option under When opening a file. You want to check Ignore rich text commands in HTML files. Check that option, then quit TextEdit.

You should be able to open the HTML theme file with no issues.
